Are the ‘old school’ methods still relevant for agents? Article by Gil Davis

RP Lister EngagementTimes change and it is tempting to think that new is always best. This is especially true of technology. But is that right? Are the ‘old school’ methods a thing of the past?

I vividly remember when digital photography burst onto the scene. Many real estate photographers were sceptical; it would never be as good as photographic film they said. Soon of course, they (like Kodak) had to adapt or go out of business. But the art of photography did not change. Composition, lighting, getting the ‘hero’ shot – all these things remain essential, even if Photoshop allows more room for error.

The photography analogy works well for the practical business of running an agency. It is imperative to embrace new technology. An agent cannot operate successfully nowadays without using a mobile phone, getting the best data and statistics, and posting their listings on the internet. But neither can they succeed without communicating well and effectively, and being perceived as trustworthy, and working extremely long hours.

These are the true ‘old school’ qualities and they most certainly are not, and never will be irrelevant. Technology should be rightfully seen as an aid, not an answer. I teach history at a university. The more I learn about the past the more I realise that, in the famous words of  Jean-Baptiste Alphone Karr, ‘plus ça change, plus c’est la même chose’ (the more things change, the more they are the same).

Dr Gil Davis is now a university lecturer, but for twenty-five years he was one of Australia’s most successful real estate agents. He wrote the top-selling book Sell for More, packed full of useful tips for agents, which you can purchase on-line through Harper Collins.

Combine new technology with ‘old school’ paperback methods to win more business

Win more listings using our free pre-listings presentation app, rp.lister. Walk your vendor through their property and let them compare their neighbours’ property based on attributes and external factors, as well as recent sales and on the market data in the suburb. This ensures you and your vendor can easily come to an estimate value price of what their property is worth, together. rp.lister allows you to then email your client the report straight from the app. Before you leave your client, provide more value the with the ‘old school’ method by giving them a CMA and Suburb Statistics report.
